flatcheck terms & disclaimer

Last updated: July 16, 2026

flatcheck is a free, informational tool that summarizes public records about NYC buildings. By using flatcheck, you agree to the terms below.

Informational only — not advice

flatcheck is for general information. It is not legal, financial, real-estate, or professional advice, and it is not a substitute for your own research or a professional you trust. Do not rely on flatcheck alone to make a rental or financial decision.

Built from public records

Reports are assembled from public NYC Open Data (including HPD violations, complaints, bedbug filings, evictions, landlord registration, and property data). That data can be incomplete, delayed, mis-recorded, or matched to the wrong building at the source. flatcheck reflects what those records show and does not independently verify them. When a source is unavailable, we say so rather than imply a building is clean.

FARE Act fee flags are automated

Any “listing fee” flag is an automated signal that a fee may not be permitted under the NYC FARE Act — not a determination that any person or company has broken the law. Flags can be wrong. Verify the specifics yourself, and if you believe a fee is improper, you can file a complaint with DCWP. flatcheck does not file complaints for you and takes no position on any individual listing, landlord, or broker.

No warranty

flatcheck is provided “as is,” without warranties of any kind, and without any guarantee of accuracy, completeness, or availability. To the fullest extent permitted by law, flatcheck and its operator are not liable for any loss or damages arising from your use of, or reliance on, the tool or its reports.

Report an inaccuracy

See something wrong in a report, or want a building or listing looked into? Email flatchecknyc@gmail.com and we'll review it. We aim to correct genuine errors promptly.

Acceptable use

Use flatcheck for your own lawful, personal purposes. Do not use it to harass anyone, or to scrape, overload, or resell the service or its data.

Changes

We'll update this page if the terms change, with a new “last updated” date.
